Profile Of J&K Co-operative Housing Corporation Ltd. Jammu & Kashmir

Introduction:The J&K Cooperative Housing Corporation Ltd., (Housecorp) was registered in the year 1982 by the Registrar Cooperative Societies J&K Jammu with its erstwhile name as J&K Cooperative Housing Federation. Housecorp has since been endeavoring to solve the housing problem of the needy people at a reasonable price by implementing Cooperative Housing Programmes in the State of J&K and also by providing financial assistance to the members of Primary Cooperative House Building Societies. The area of operation of the Corporation is the entire State of Jammu and Kashmir having its Head Office at Jammu and the area office in Kashmir and the branch offices covering most of the districts of the State.

Housecorp has developed the colonies by generating funds by raising financial assistance from the prestigious financial institutions such as Housing and Urban Development Corporation of India (HUDCO) and Life Insurance Corporation of India (LIC). The Govt of J&K State is also supplementing our efforts by providing Govt. Guarantee against the loans borrowed by Housecorp and has also provided equity in form of share capital from time to time. This organization has a mandatory audit done by the authorised Auditors of the State Government.

Over the years the Housecorp has developed strong infrastructure in the field of construction and developing Housing colonies. It has established its own building material centre at Tawi Vihar Sidhera which is maufacturing different types of C.C. Blocks, Hallow Blocks and Door Frames by using cheap and innovative methods. Further it has separate technical wing having qualified Engineers and Architects on its roll. The present staff strength of the Corporation is about 100. The organization also has a social bearing in providing temporary employment for weaker section of the society.

So far J&K Cooperative Housing Corporation Ltd., along with its Primary Societies have successfully developed the following Residential Colonies in various parts of our State.

Brief Description of Projects under Implementation

1. Vermul Heights

The Project is being developed as a self sufficing modern township. J&K Cooperative Housing Corporation proposes to provide all civic amenities in addition to the basic infrastructure of wide roads, easy availability of power and water. The promoters intend to provide one school building built in 22 Kanals of land 20 commercial sities to be developed as per requirements of Housing colony. The promoters intend to provide all basic infrastructural and civic facilities to the residents of this elite housing colony.

The site is situated on Srinagar-Baramulla National Highway on a highland the site presents a very beautiful scenic site, the project has been conceived to provide residential units to the people of Srinagar, Barmulla & Sopore districts. As the site is sandwiched between these main districts of Kashmir the promoters are confident that people will show keen interest in acquiring residential property in this modern and beautifully laid residential colony.

In the initial stages itself a large number of people have shown a keen interest in the project and the corporation is confident that the Vermul Heights, project at Delina will be a financial success as well.

Punchvati Enclave, Mishriwala, Jammu

This project has been conceived by Corporation to provide people of middle income group with a Housing colony which is affordable to thier budget but provides them with each and every facility which is hallmark of a residential township in addition to above Corporation will provide a Community Hall, Club and a number of Parks within this township. The township is located at a distance of about 15 kms from the heart of the City. The initial response for the plots has been tremendous.

Housing Colony, Kud

This housing colony is situated near the world famous hill resort of Patnitop and the basic aim of this project is to provide small huts/plots to the people of State for the summer season. The site is ideally located in the lap of nature and is surrounded by Peer Panchal Hills. The site is ideal for those who want to avoid the heat and dust of harsh Jammu summers. The project is priced in such a way that all starata's of society are able to get their dream hut at a reasonable price.

Housing Colony, Domana

This Colony is being developed near Domana town. The Project is in the initial stages of implementation and will be one of the best Colonies developed in the State of Jammu & Kashmir.

The Project is for people of higher income group though only 250 plots were enmarked for sale but keeping in view the demand a equal number of Plots will be required additionally for Sale.
